- Framing, drywall and ceilings including grid and acoustic tile
- Coordination of mechanical, electrical and plumbing to the permitted plan

- ADA items: restrooms, clearances, hardware, thresholds and signage
- Restaurant and medical specifics including grease interceptors, exhaust hoods and hand sinks
- Punch list, inspections and certificate of occupancy coordination
Where They Stall
- Permitting. DFW municipalities move at very different speeds on commercial plan review, and this is usually the longest single item
- Landlord approval of plans, insurance certificates and contractor. Starting that late costs weeks
- Long lead equipment. Rooftop units, switchgear, walk-in coolers and hoods can exceed the whole construction schedule, so those get ordered first
- Inspection sequencing, because a failed rough inspection is dead time
- Health department review for food service, which runs on its own track
Read your work letter before scoping. It defines what the landlord delivers and what falls to you, and discovering that the HVAC capacity you assumed is not in the base building is an expensive surprise mid project.
Roof Coordination
Build-outs almost always involve the roof: new curbs, exhaust penetrations, conduit and sometimes structural reinforcement. Every one is a hole in a warranted roof. Because we do commercial roofing, penetrations get detailed correctly and, where the roof is under warranty, we work within it instead of voiding it. Uncoordinated penetrations by a mechanical sub are a common way tenants inherit a voided warranty.

How long does a build-out take?
Permitting and long lead equipment control the calendar more than construction does. We give you a phase schedule rather than a number that sounds good.
Who is responsible if a penetration voids our roof warranty?
Whoever cut it, which is why it matters who does it. We coordinate with the warranty holder and document the details.
